Hi! Here is another scream in the dark. Someday, I will tell you Ruby members when I get past step one.
Raise you hand if you, as IB, are paying the mortgage on SB's vacant house. I have three so, I joined Ruby. I have never done a short sale, there is no team leader in Charlotte and when I talk to Realtors they bacically want some credibility package or local reference. Most of the listing realtors just want me to name a price and they will ask the bank. The non listing real estate agent will open a gateway to the mls that shows short sales, without the listing realtor's contact info. But, when I select, ask who is listing it, if I can negotiate and buy, they see no commission and close the mls feed.
I must be doing something different than all you successful Ruby members.
I have one request, I don't mind calling and getting rejected each day by short sale listing realtors. But, I believe, if the realtors work as a team, like NARS does, each Ruby member needs their own local buyer's agent who is a member of the elite real estate agent establishment and knows the market and the local "good old boy's club" of realtors. .
If the buyer's agent is only helping my partner, NARSCor.com in California, it will continue to be an uphill struggle for me to open the Charlotte oyster.
Can I have a buyer's agent who is local and knows Charlotte agents, please?

I think you are in a fortunate position.
Go and interview the realtors you get along with or new ones. Explain to them how many short sale transactions you can do and how much (transactional) money you have etc and how much COMMISSION they can make. Explain to them all they have to do, to be your preferred Realtor, is to join NARS. I guess Mr BG may have a few questions to ask too.
Perhaps they would like to attend a Tuesday night webinar.

Why would you ever commit to paying the SB's mortgage payment if the house is vacant? The purpose for using the EHTrust is to limit your exposure, including having to make payments. Either the SB makes the payments or give the property back. You, by contract, are not obligated to make payments, ever.

Ok, today, a little progress, an advisor at Morgan- Carlisle actually listened to my reading of Scott's 3 scenarios (short form) and asked for more information.
I plan to fax to him, the Realtor flyer from Bill's eBook, Scott's scenarios (long form) and the Seller Information sheet. Dave Salcido sent the SIS to me some time ago. If I get it back, should I send it to Dave, or someone else?
Should I fax something different to introduce Narscoror.com? The deal is so tentative right now. Do I promise the listing realtor 4% or can I give them 3% commission and the referring realtor 1%. Or, can my referring agent receive 5% of the spread as a finder?
You guys are really helpful.
Sorry, Scott, I know your opinion on the referring realtor, but, I need her MLS gateway and would like to thank her someway. And my remark about the Republicans was uncalled for. Sorry. All week, I had been e-singing the praises of Narscor.com to a realtor, and on Sat, they just said no thanks. I appreciate your help in the past and hope I haven't crushed it by being so down on you and myself. I remain a great admirer of Bill and you and all NARS members successful and unsuccessful.
Cork, I am not a REA, nor can I do 7 SS /month-thanks though
Last, will someone tell me how to listen to the next Tuesday session? |

Also, you may not realize you have more knowledge than those you are wanting to attract....
